Furnace Maintenance: What to Look For

Most of the furnace repair calls we take in the first cold week of fall trace back to small things that were easy to catch in summer. Here’s what our technicians recommend.

Change the filter on schedule. A clogged filter is the single most common cause of overheating, tripped limit switches, and weak airflow. Check it monthly during heating season and replace it every 1 to 3 months, depending on the filter type, pets, and dust.

Schedule a tune-up before the first cold snap. Late summer or early fall is the best time to have your furnace checked. Parts are easier to get, appointments are easier to book, and you find out about a weak igniter before the first freezing night instead of during it.

Keep vents and returns clear. Furniture, rugs, and curtains over registers restrict airflow and make the furnace work harder. Walk the house once a season and make sure every supply and return vent is open and unblocked.

Clear snow from outdoor vent pipes. High-efficiency furnaces draw air in and push exhaust out through PVC pipes on the side of the house. After a heavy snowfall, especially in Bend and the rest of Central Oregon, check that both pipes are clear. A blocked pipe will shut the furnace down.

Test your carbon monoxide alarms. Any fuel-burning appliance can produce carbon monoxide if something goes wrong, so a working CO alarm near sleeping areas is essential. The CPSC’s carbon monoxide information center covers where to place alarms and how often to test them.

Pay attention to changes. New noises, a burning smell that lingers past the first run of the season, higher gas bills, or a furnace that runs longer to reach temperature are all early signs. A call at the first change usually means a smaller furnace repair bill than waiting until it quits.

Repair or Replace? Here’s How to Think About It

Most gas furnaces last about 15 to 20 years with regular maintenance. Electric furnaces often run a bit longer because they have fewer combustion-related parts to wear out.

If your furnace is under 10 years old and the furnace repair cost is less than half the price of a replacement, repair is almost always the smarter investment. Igniters, flame sensors, capacitors, pressure switches, and blower motors are common, straightforward fixes that buy you years of reliable heat.

If your furnace is over 15 years old and facing a major failure, such as a cracked heat exchanger, or needing repairs year after year, replacement may make more sense. Newer furnaces are also considerably more efficient.
